Beverley Randolph Esquire Governor of the Commonwealth of Virginia, to all to whom these presents shall come, Greeting:

Know ye, that in consideration of the ancient composition of fifteen shillings sterling paid by George Wigil into the Treasury of this Commonwealth also by virtue of a warrant number twenty thousand one hundred and fifty two issued the twenty third day of October one thousand seven hundred and eighty three there is granted by the said Commonwealth unto the said George Wigil assignee of John Gardner a certain tract or parcel of land, containing one hundred and forty five acres by survey bearing date the first day of May one thousand seven hundred and eighty nine lying and being in the county of Augusta between Jening's and Moffet's branches joining the lands of Michael Hogshead, Richard Matthews and [?]odwin Smith as bounded as followeth (to wit)

Beginning at two locusts and black oaks Hogshead's corner and with his line north sixty(?) four degrees west eighty poles to a pine Hogshead corner; thence north forty degrees east sixty poles to two black oak saplings; south forty degrees east forty poles to a black oak and locust north sixty five degrees east fifteen poles to a large white oak; north thirty five degrees east sixty two poles to two black saplings; south seventy four degrees east fifty poles to a white oak Matthews's corner; south thirty eight degrees east ten poles to a white oak and black oak sapling; south twenty six degrees west one hundred and ninety eight poles to two pines Matthews corner and with his line south twenty degrees east one hundred and twenty four poles to two white oaks and a black oak Smith's corner and with his line south west forty five poles to a white oak Smith's corner; south sixty three degrees west sixteen poles to a white oak Smith's corner; south sixty six degrees west forty poles to a white oak saplin(sic) on Smith's line thence north twelve degrees west seventy poles north thirteen degrees east one hundred and ninety five poles to the Beginning with its appurtenances to have and to hold the said tract or parcel of land with its appurtenances to the said George Wigil and his heirs forever.

In witness whereof the said Beverley Randolph Esquire Governor of the Commonwealth of Virginia, hath hereunto set his hand and caused the lesser seal of the said Commonwealth to be affixed at Richmond on the eighth day of March in the year of our Lord, one thousand seven hundred and ninety and of the Commonwealth the fourteenth.
