Geo. Richardson to Harmon Turner

Be it Known and remembered that on this Twenty Second day of May in the year of our Lord, one thousand eight hundred and forty three and in the year of the Independence of the United States of America, the Sixty Seventh.

Before me, Jacob J. Watts, Judge of said Parish and duly authorised by law to exercise the powers of Notary Public therein, personally came and appeared Mr. George Richardson, a citizen of the Parish of Livingston, who did declare and say that for the consideration hereinafter expressed he does by these presents, grant, bargain, sell, convey, transfer, assign, and set over, with a full guarantee against all troubles, debts, mortgages, claims, evictions, donations, alienations, or other incumbrances whatsoever unto Mr. Harman Turner, a citizen of New Orleans, herein represented by his attorney in fact, Darlin B. Cason, here present accepting and purchasing for himself his heirs and assigns and acknowledged delivery and possession thereof the following described property to wit:

One tract of land containing Six hundred and forty acres situate in the Parish of Livingston, bounded west by lands entered by Smith & Richardson, North by public lands, East by lands entered by Smith & Richardson, and South by Samuel Richardson, also the undivided two thirds of a section containing Six hundred and forty acres, adjoining the above named traced bounded North by the above named tract of land being section number Eight East both situate on Selser Creek together with all the improvements.

To have and to hold, the said property unto the said purchaser his heirs and assigns, to their proper use and behoof, forever; and the said vendor for himself his heirs and assigns to the purchaser his heirs and assigns, shall and will warrant and forever defend against the lawful claims of all persons whomsoever by these presents; the said vendor moreover subrogating the said purchaser to all the rights and actions of warranty which he has or may have against his own vendor or the vendors of his vendor - hereby authorising the said purchaser to exercise the said rights & actions in the same manner as he might or could have done.

This sale is made for and in consideration of the sum of One thousand, eight hundred & forty four dollars & Seventy two cents the same being the amount for which the said lands stand Specially mortgaged to the President, Directors and Company of the New Orleans Gas light & Banking Company payable on the Twenty ninth day of September Eighteen hundred & forty three fixed? the said purchaser putting himself in the place & stead of the vendor hereby binding himself his heirs and assigns to pay the said amount of Eighteen hundred and forty four dollars and Twenty Two cents on the said Twenty ninth day of September Eighteen hundred & forty three and to release the said George Richardson from any liability in any wise on account of said mortgage and this sale is made subject to the payment of the same which said mortgage in favor of the Bank aforesaid when paid will be in full for the lands herein conveyed.

It appears by the certificate of the Recorder of Mortgages that the same is dispensed with and the parties release me Notary from any liability to damages resulting from the non- production of the same.

Thus done and passed at my office in the town of Springfield, the day, month and year first above written, in the presence of J. F. Randolph and James Settoon, witnesses of lawful age and domiciliated in this Parish, who have hereunto signed their names, together with said appearers and me, said Judge.
