Personally came and appeared Mr. Thomas McCabe who declared that for and in consideration of the sum of Two hundred and Eighty Dollars and twenty five cents, two hundred and fifteen dollars of the above sum is paid in Cash down and for the balance of Sixty five dollars and 25/100 the said purchaser has furnished his promisary [sic] Note payable on the first day of September next; he does grant, bargain, sell, convey, assign, set over and deliver unto Mr. Arnold Denker of this parish present and accepting a certain tract of land Situated in the Parish of Livingston, bounded South by the land of McCabe and M. To have and to hold the above described tract of land to the said Arnold Denker his heirs and assigns to their proper use and behoof [sic] forever.

The said vendor binding himself his heirs and assigns that he will warrant and defend the above described tract of land against the claims of all persons whomsoever.

This sale was made and agreed on by the parties on the first day of September last and previous to the Mariage [sic] of the vendor with his present wife, Elizabeth Richardson, and has been postponed to this date to enter into the written contract.
