This indenture made and entered unto this 6th day of December A.D. 1848 between J.J. GUDGER and M.P. PENLAND of the County of Yancy in the state of North Carolina of the one part and JOEL RECTOR of the County of Buncombe and state aforesaid of the other part. Witnesseth that for and in consideration of the sum of seventy five dollars to us in hand paid by the said JOEL RECTOR the receipt whereof is hereby acknowledged hath bargained and sold unto the said RECTOR the following piece or parcel of land lying and being in the County of Buncombe on the west side of French Broad River. First tract beginning on a stake on the line of JAMES RECTOR and runs north eight degrees east sixty eight poles to a hickory, then north eighty degrees west forty eight poles to a locust, then south fifty five degrees east eighty poles to a dogwood, then south thirty five degrees east eighteen poles to a stake, then south eighty degrees east seventy four poles to a black oak on a line of the HENDERSON or HUGHES tract, then south with that line one hundred and ten poles to a stake, then west fifty eight poles to a stake, then north twelve degrees west sixty four poles to a post oak on the YOUNG grant and near the school house spring, then south eighty five degrees west ninety seven poles along the line of his YOUNG grant referred to above to the beginning containing ninety acres more or less. One other tract beginning on a large white oak and runs west forty poles to a post oak, then one hundred and forty poles to a post oak, then east one hundred poles to a large chestnut, then south forty poles to a stake, then west sixty poles to a poplar, then south one hundred poles to the beginning containing fifty five acres more or less. One other tract beginning on a white oak in a hollow in ISAAC FREEMAN'S line and runs west one hundred and fifty five poles to a large poplar near the head of a hollow, then south one hundred and fifty five poles to a chestnut and white oak on the side of a hill, then east one hundred and fifty five poles to a stake, then to the beginning containing one hundred and fifty five acres more or less which said piece of land was granted to LEWIS RECTOR the 7th December 1814 as will appear by the grant. One other tract beginning on a white oak the beginning corner of the above and runs east thirty two poles to a hickory, then south forty five poles to a gum, then west twelve poles to a white oak, then south fourteen poles to a chestnut oak, then west forty poles to a large black oak on the line of the LEWIS RECTOR tract, then north forty five poles to the beginning containing eighteen acres more or less which said piece or parcel of land. We the said J.J. GUDGER and M.P. PENLAND doth warrant and defend from ourselves, our heirs and further with the said JOEL RECTOR his heirs or assigns with all ways, woods, waters, mines, minerals, hereditaments and appurtenances thereunto belonging or in anywise appertaining.
