Jeremiah Troutt To George Troutt, 1886

I Jeremiah Troutt have this day bargained and sold and do hereby transfer and convey unto George Troutt, Jr. and his heirs forever, for and in consideration of three hundred dollars to me paid the receipt whereof is hereby acknowledged, my entire interest (it being one half) in and to a certain tract of land lying in Sumner County, State of Tennessee and District No. 12 containing by estimation one hundred and seventeen acres be the same more or less and bounded as follows: Beginning on the Key corner running West poles to Andrew Mandrel's N. E. corner; thence with his various lines to a down Black Gum, said Mandrel's S. W. corner; thence S 16 degrees W 10 poles to a Sourwood; thence S 17 degrees W 32 poles to a Buckeye near a drain; thence S 62 degrees E 46 poles to a Chinkapin Oak; thence East 78 poles to a Beech; thence N 51 degrees E 6 poles to a Poplar; thence S 71 degrees E 13 poles to a stake in the mouth of a Hollow; thence with said Hollow North 26 poles to a stake; thence N 20 degrees E 23 & 1/2 poles to a Beech; thence N 19 degrees E 12 & 1/2 poles to a White Oak; thence East 30 poles to a stake in the Base line; thence with said line North 100 poles to the beginning To have and to hold forever. I covenant with the said Troutt that I am lawfully seized of said land, have a good right to convey it, and that the same is unencumbered. I do further covenant and bind myself, my heirs, and representatives to warrant and forever defend the title to said land and every part thereof to the said George Troutt, Jr., his heirs and assigns against the lawful claim of all person whatever. State of Tennessee, Sumner County - Personally appeared before me O. H. Foster, Clerk of County Court of said County, the within named Jeremiah Troutt the bargainer, with whom I am personally acquainted, and who acknowledged that he executed the within instrument for the purposes therein contained.
