I, Mary Northam Administratrix of Eli Northam dec'd have this day bargained and sold and do hereby transfer and convey to Sanford Barnard and his heirs forever for the consideration of the sum of Three Hundred Dollars to me paid a tract of land in the State of Tennessee Sumner County Dist No. 17 containing by estimation seventy four acres and 36 poles be the same more or less and bounded as follows:  beginning at a Black Jack one of Isaac McAdams corners from Luke Barnards, thence running E. 131 poles to Robert Fenix west boundary line to a dead Black Jack, thence South 66 poles to Sandy Mabrys South boundary line to a stake, thence west 37 poles to a small hickory thence North 42 poles to a hickory thence West 93 poles to a post oak, thence South 94 poles to a Black Jack the beginning, to have and to hold the same to the said Sanford Barnard and assigns forever - I do further covenant with the said Sanford Barnard that I am lawfully seized of said land, have a good right to convey it and that the same is unencumbered.  I do further covenant and bind myself my heirs and representatives to warrant and forever defend the title to said land and every part thereof to the said Sanford Barnard his heirs and assigns against claims of all persons whatever, witness my hand this third day of Nov. 1856.

Personally appeared before me John L. Bugg Clerk of the County Court of said County, D. F. Atchinson and G. A. Barnard subscribing witnesses to the foregoing deed who being first sworn depose and say that they are personally acquainted with Mary Northam Adm. the bargainor and that she acknowledged the execution of the same in their presence to be her act and deed upon the day it bears date and for the purpose therein contained witness my hand at office 7th Nov. 1856.
