For and in consideration of the sum of Ten Dollars, cash in hand paid by the herein after named Grantees, and other good and valuable considerations, the Receipt of which is hereby acknowledged, I, Lela Smart Johnson, a widow, hereinafter called the Grantor, have bargained and sold and by these presents do transfer and convey unto James Davis Johnson and wife, Marie Johnson, hereinafter called the Grantees, their heirs and assigns, a certain tract or parcel of land in Sumner County, State of Tennessee described as follows:  To-Wit:

Land in the 16th Civil District, Sumner County, Tennessee and described as follows:

Beginning at an iron stake in the easterly margin of Jackson Road, corner to Stagner; thence with the margin of said Jackson Road N. 15 deg. 17 min. E. 779.31 feet; thence S. 81 deg. 59 min. E. 250.00 feet; thence N. 10 deg. 10 min. E. 450.00 feet; thence S. 82 deg. 53 min. E. 1,377.21 feet to an iron post, corner to Wiseman; thence with the line of said Wiseman S. 82 deg. 30 min. E. 353.78 feet to a black oak in the line of Meador and Shumake; thence with said property line S. 6 deg. 26 min. W 1,214.25 feet to a hickory, corner to Billy Joe Erwin; thence with the line of said Billy Joe Erwin N. 81 deg. 58 min. W 1,169.17 feet to a post, corner to said Stagner; thence with the line of said Stagner N. 84 deg. 09 min. W. 961.31 feet to the beginning, containing 54.02 acres more or less.

Being a part of the land conveyed to M. L. Johnson and wife, Lela Johnson, by deed from O. G. Traughber and wife, S. E. Traughber, of record in Book 105, page 458, Register's Office for Sumner County, Tennessee.  The said M. L. Johnson having since deceased leaving the said Lela Johnson as survivor of tenancy by the entireties.

The said Grantor, Lela Smart Johnson, retains a life estate in and to said property.

This tract was devised to said Grantee by the Will of M. L. Johnson which is of record in Will Book 26, page 370, County Court Clerk's Office for said County.

To have and to hold the said tract or parcel of land, with the appurtenances, title and interest thereto belonging to the said Grantees, their heirs and assigns, forever; and we do covenant with the said Grantees that we are lawfully seized and possessed of said land in fee simple, have a good right to convey it, and the same is unencumbered, unless otherwise herein set out; and we do further covenant and bind ourselves our heirs and representatives to warrant and forever defend the title to the said land to the said Grantees, their heirs and assigns against the lawful claims of all persons whomever.  Wherever used, the singular number shall include the plural, the plural the singular, and the use of any gender shall be applicable to all genders.

Witness my hand this 16th day of June 1979 the corporate party, if any, having caused its name to be signed hereto by its duly authorized officers on said day and date.
