I J. M. Smart have this day bargained and sold, and do hereby transfer,
and convey to Joseph E. Smart, for the consideration of four hundred and
fifty dollars; the following tract or parcel of Land lying in Robertson Cty,
Tenn Dist (No. 15) Being a part of a tract known as the Gowen tract; Bounded
as follows: to wit, Beginning in D. Mulloys West boundary line; Running
North with said line, 20 poles to a black Oak; Thence west 51 1/2 poles to
a small Sassafras; Thence North 39 1/2 poles to a Spanish Oak; Thence west
128 poles to a rock in L. Merritts line; Thence South 576 poles to a rock
in Thos. Barry's line; Thence East 175 poles to the beginning, containing
Fifty Acres more or less, to have and to hold the same to the said Jos. E.
Smart his heirs and assigns forever. I covenant with the said Jos.
E. Smart his heirs and representatives that I am lawfully seized of said
land & have a good right to convey it & that the same is unencumbered.
I further covenant to warrant the title to said land against the lawful
claims of all person whatever.
