For and in consideration of the Love and Affection for my Wife, Rettie
Brackin, I, Isaac Brackin have bargained and sold, and by these presents
do transfer and convey unto the said Mrs. Rettie Brackin, her heirs and assigns,
certain tracts or parcels of land, in 16th Civil Dist., Sumner County, State
of Tennessee, as follows: and is known as the Johnathan Smart farm,
found on record in Gallatin, Tennessee, Book 48, page 334, done Dec. 1,
1900.
"Beginning on the Shun pike road in Duval's South boundary line: th, North
sufficiently for to embrace fifty acres of land, and known as tract No
I.
Also, another tract, known as tract No 2 - Beginning at a stake in the middle
of the Shun pike road, and corner to Johnathan Smart; th, N, 5 degrees W,
86 1/2 poles to a stake on the West side of said road; th, W, 112 poles to
a post oak, with post oak pointers; th, with Hammonds line 85 poles to Johnathan
Smarts corner; th, E, 119 poles to the beginning, containing 61 1/2 acres,
by survey.
Also, another tract of land, known as tract No 3 - Beginning at Johnathan
Smarts N. E. Corner in the Shun pike road, running thence with the North
boundary N. 88 3/4 degrees W, 29.22 chains to a post oak, with pointers;
th, N, 6.13 chains to a black jack with very old marks; th, S, 89 degrees
E, 15 3/4 chains to a black jack marked "fore and aft"; th, East with South
boundary of the dower woodland 14/60 chains to the Shun pike; th, with the
middle of same S, 9 degrees W, 6.43 chains to the beginning, containing 18
1/4 acres more or less, containing in all 129 3/4 acres.
And being the same tracts of land conveyed to me Sept. 15, 1910, by M. F.
Smart, L. M. Smart and C. W. Smart, registered in R. O. S. C. Tennessee in
Deed Book 64, page 247.
To have and to hold the said tracts or parcels of land, with the appurtenances,
estate, title and interest thereto belonging, to the said Mrs. Rettie Brackin,
her heirs and assigns, forever. And I do covenant with the said Rettie
Brackin that I am lawfully seized and possessed of said land in fee simple,
have a good right to convey it, and the same is unincumbered. And I
do further covenant and bind myself, my heirs and representatives, to warrant
and forever defend the title to the said land to the said Mrs. Rettie Brackin,
her heirs and assigns, against the lawful claims of all persons
whomsoever.
