For and in consideration of the sum of sixty five dollars ($65.00) cash, the receipt of which is hereby acknowledged, I Alice Lawrence, a feme sale, have this day bargained sold and conveyed and do hereby sell, transfer and convey to John Will Crafton his heirs and assigns the following described lot or parcel of land lying in the 3rd Civil District of Sumner County, Tennessee in the town of Gallatin, and bounded as follows: On the North by Smith Street, on the East by Mattie Patton, on South by Ada Lawrence and on the West by Cora Turner, being the same lot conveyed to me by Deed of Gift from my father L. W. Lawrence recorded in Book No. 48, page 389 (R. O. S. C.) I covenant with the said John Will Crafton his heirs and assigns that I am lawfully seized of said lot and that I have a good and perfect right to convey the same in fee simple. I further covenant with the said John Will Crafton that the title to said lot is unencumbered and agree to pay all taxes now due or past due on said lot. To have and to hold said lot unto the said John Will Crafton, his heirs and assigns forever. And I further bind myself, my heirs and representatives to forever warrant and defend the title to said lot against the claims of all persons whomsoever. State of Tennessee, Sumner County - Personally appeared before me, Harris Brown, Clerk of the County Court of said county, the within named Alice Lawrence the bargainor with whom I am personally acquainted and acknowledged that she executed the within written instrument for the purposes therein contained.
