James A. Mason vs. Nancy Baker - Final Decree
Be it remembered that this cause came on for final hearing before his Honor, Charles G. Smith, Chancellor, etc. on this the 7th day of January 1874, when it appearing to the Court that the Complt. and defendant have entered into the following compromise and settlement of the matter in  issue between them in this suit, which solid compromise is as follows:
"We, J. A. Mason and Nancy Baker have compromised and finally settled the suit pending in the Chancery Court of Sumner County, Tennessee, wherein Jas. A. Mason is Complainant and Nancy Baker is defendant - said suit being upon two notes executed by the said Nancy Baker to the said J. A. Mason for a tract of land mentioned and described in the bill upon the following terms, to wit:  the Court costs incurred in said cause are to be paid by Jas. A. Mason; the said Jas. A. Mason is to execute to the said Nancy Baker a general warranty deed to sixty acres of the land mentioned in the bill to be surveyed and cut off of the northern portion of said tract of land; Beginning at a buckeye, running N. 6 1/2 degrees W 118 poles to the middle of the creek, thence up the still hollow N. 30 1/2 degrees W 28 poles to a stake, thence N. 48 1/2 degrees W 38 poles to a stake, thence 60 1/4 degrees W. 25 poles to a sugar tree, thence South 80 poles to a stake and dogwood pointer, thence S. 64 1/2 degrees E. 151 1/2 poles to a buckeye, thence S. 89 3/4 degrees E. 30 poles to chestnut sprouts, N. 109/46 E. 38 1/2 poles to the beginning corner.  And also to convey to the said Nancy Baker the right of way from said 60 acres over his land to the Bledsoe Creek road. And it is hereby agreed by and between us, the said Jas. A. Mason and Nancy Baker that this compromise and settlement shall be made the final decree of the Sumner Chancery Court in said suit, and that the bill be dismissed and said suit be no further prosecuted.  It is also agreed that J. A. Mason has already executed to Nancy Baker a general warranty deed with the usual covenants to said 60 acres off of the North portion of said land in accordance with the terms of this agreement.

It is therefore ordered, adjudged and decreed that said compromise and agreement be and the same is made the decree of this Court.  It is further ordered, adjudged and decreed by the Court that all the right, title, claim and interest which Complainant Jas. A. Mason has or had in and to the 60 acres described in said compromise be and the same is hereby divested out of him and the same is vested in the defendant Nancy Baker and her heirs forever together with the right of way from said 60 acres over the lands of said Mason to Bledsoe's Creek road, and further, that all the right, title, claim and interest which the said Nancy Baker had in the remainder of said tract mentioned and described in the bill as containing about 298 acres, after cutting off said sixty acres, by virtue of a title bond or other conveyance of the same to her by Complainant J. A. Mason, or otherwise, be and the same is hereby divested out of the said Nancy Baker and the title hereto is hereby vested in Complt. Jas. A. Mason and his heirs forever.  A lien for a reasonable compensation to Jas. W. Blackmore for his services of Complt. Jas. A. Mason is hereby declared upon that portion of said 298 acre tract herein decreed to said Mason until said fee is paid.  Also a lien in favor of J. W. and C. R. Head for reasonable compensation to them as Attorneys for defendant Nancy Baker is hereby declared upon the 60 acres herein decreed to her, until said fee is paid.  The Complainant J. A. Mason will pay the costs of this cause, for which execution may issue as at law.  The notes sued on in this case, and made Exhibits A. and B. to O. Bill are hereby decreed to be paid off and satisfied.
