THE STATE OF TEXAS }
Know all men by these presents That we, M. D. Manning, J. S. Manning, Mittie Manning, W. G. Turner and wife Maggie Turner, Patrick Clifford and wife Montie Clifford have this day and by these present make constitute and appoint A. B. Watts of Livingston, Polk County, Texas, our true Sufficient and lawful attorney for us and in our names, place, and stead institute suit to remove cloud from the title and in such terms as to him may seem best and to execute the purchase thereof a General Warranty Deed in our names, place and stead and to receive all sources of money due as the purchase money of said land, Viz. Two Hundred acres of land lying and being situated in the County of Polk, State of Texas, about nine miles NW of Livingston patented to Thaxton Epperson, Drury Manning, assignee, on the 1st day of December 1854, Abstract No. 254, being the identical same tract of land conveyed to us by our Grand Mother, Rebecca Manning, the Surviving widow of Drury Manning, deceased, And where said attorney A. B. Watts will have to in our considerable expense in litigating the title to said land, therefore Know all whom it may concern that in consideration of the services performed and to be performed by our said attorney, paying costs of court and all back taxes due on said land we hereby give grant, sell and convey and deliver to said A. B. Watts an undivided one-half interest in and to the above awarded tract of 200 acres of land Hereby revoking any and all powers or authority whatsoever giving and granting to our said attorney full power and authority to do and perform all and every act and thing whatsoever requisite and necessary to be done in and about the premises as fully to all intents and purposes as we might or could do if personally present, hereby ratifying and confirming all that our said attorney shall do or cause to be done by virtue hereof.

Before me, J. M. Calliham, Justice of the Peace and Exoficio Notary Public in and for Polk County, Texas, on this day personally appeared M. D. Manning, J. S. Manning, Mittie Manning, Maggie Turner joined by her husband W. G. Turner and Montie Clifford joined by her husband J. P. Clifford, Known to me to be the persons whose names are Subscribed to the foregoing instrument and acknowledges to me that they signed the same for the purposes and consideration therein expressed and Maggie Turner wife of W. G. Turner and Montie Clifford wife of J. P. Clifford having been examined by me privately and apart from their husbands and having the same fully explained to them, they the said Maggie Turner and Montie Clifford, each acknowledge said instrument to be the act and deed and declared that she had willingly signed the same for the purpose and consideration herein expressed and that she did not wish to retract it.
Given under my hand and Seal of Office the 26th day of May A. D. 1890.
