Know all men by these presents, that we, the sole heirs of William M. Goodrich, Deceased viz.: Cornelia P. Goodrich, his widow; Annie Louise Goodrich and Cornelia G. Goodrich, feme sole, and Mary W. Montgomery joined by husband Edward L. Montgomery, all of said State and County, parties of the first part, in consideration of the sum of two hundred and fifty three dollars and twenty five cents cash to us paid by W. B. Munson of the County of Polk and State of Texas, the reciept of which is hereby acknowledged, have granted, bargained and sold, and do hereby
grant, bargain, sell, alien, convey and confirm unto the said W. B. Munson party of the second part his heirs and assigns forever all that certain tract or parcel of land lyning and being situated in the County of Polk and State of Texas, containing one hundred and one and three tenths acres of land being a part of sections numbered one and two and of the land east of and adjoining section number two, of the subdivision of seven leagues of land originally granted to A. Viesca and bounded as
follows:
Beginning at the South west corner of 60 acres sold J & V. Walters being the South east corner of section number 2 and North East corner of section number 1 and the North West Corner of 80 acres sold James Fowler, whence a white oak, 6 in. dia. marked X bears S. 38 degrees E 3
vs: Thence S. 30 degrees E with the east line of section number one 80 vs. to the North East corner of the John Castleberry, 160 acre whence a pine 6 in dia. marked X bears N 8 degrees E. 6 vs. a post oak 6 in dia. marked X bears S. 13 1/2 degree W. 3 1/2 vs. Thence S. 60 degrees W.
with said Castleberry's line 166 vs. branch, 475 vs. corner a Post oak 14 in. dia. marked X bears N. 36 degrees E. 9 vs. a pine 10 in. dia.marked X bears S. 43 degrees W 71/2 vs: Thence N. 30 degrees W. at 480 vs. corner a pine  6 in. dia. marked X bears S. 76 degrees W 5 vs a pine
8 in diam. marked X bears S. 11 degrees W 6 1/4 vs. Thence S. 60 degrees W 17 3/4 vs.  corner a sweet gum 6 in dia. marked X bears N. 55 degrees E 2 1/2 vs. Thence N. 30 degrees W. 690 vs. cor. a sweet gum 8 in dia bears N. 42 degrees W. 6 vs. Thence W. 60 degrees E. 613 vs. cor. a pin oak 20 in. dia. marked X bears W. 58 degrees W. 4 6/10 vs.  Thence S. 30 degrees E 410 vs corner on North line of said Walters 60 acre a red oak 10 in. dia. marked XXXX: Thence S. 60 degrees W at 139 vs North West corner of said Walters 60 acre, at 305 vs. corner a pine marked X bears S. 9 degrees W. 1/2 vara, another Pine same mark bears S. 73 degrees E 1 1/2 vs. thence S. 43 degrees 42' E. 700 vs. to the place of beginning.

To have and to hold all and singular the above described property unto the said W. B. Munson party of the second part, his heirs and assigns together with all the rights there to belonging.  And we do bind our selves, our heirs, executors, and administrators, to warrant and forever defend the title of said premises, against legal claims of all persons claiming or to claim the same, of any part thereof.  It is provided and understood that said Munson assumes payment of 1898 taxes on said land.
In testimony whereof, we do hereunto affix our hand and seal using scroll for seal this 22nd day of January A.D. One thousand eight hundred and ninety eight.

Before me, James S. Smith , a Notary Public in and for said State and County on this day personally appeared Edward L. Montgomery, Cornelia P. Goodrich, Annie L. Goodrich, Mary W. Montgomery wife of Edward L. Montgomery, known to me to be ther persons whose names are subscribed to the foregoing instrument, and acknowledged to me that they executed the same for the purpose and considerations therein expressed.

Montgomery known to me to be the person whose name is subscribed to the foregoing instrument and having been examined by me privily and apart from her husband and having the same fully explained to her, she, the said Mary W. Montgomery acknowledged such instrument to be her act and deed and declared that she had willingly signed the same for the purposes and consideration therein expressed, and that she did not wish to retract it.
