(100 acres of Arnold's Delight sold to Mathias Ambrose)



At the Request of Mathias Ambrose the following deed was Recorded March the 26th 1771 To Wit

This Indenture made this twentieth day of March in the year of our Lord One thousand seven hundred and seventy One Between Henry Ambrose of Frederick County in the province of Maryland of the one part and William  mathias Ambrose of the County and Province aforesaid of the other part Witnesseth that the said Henry Ambrose for and in consideration of the sum of One hundred pounds current money of said province to him in hand paid by the said mattias Ambrose the receipt whereof is hereby acknowledged both bargoned sold given granted aliened made over and confirmed and by these presents do bargain sell give grant alien make over and Confirm unto the said Matthias his heirs and assigns one Hundred Acres of Land part of the aforesaid Henry Ambroses two hundred and fifty Eight and an half acres of Land part of a tract of Land Called Arnolds Delight lying and being in Frederick County and province aforesaid Beginning for said part at the End of ninety five perches on the ___ Corner of said Arnolds Delight it being the begining of said two hundred and fifty Eight and an half acres of land and Runing from thence with the Out lines thereof northfaly two degrees west twenty three perches south twenty three degrees west sixty perches south fifty seven degrees west Eighty perches West twenty five perches to the end of the fifth Course of Philip Ambrose sixty Eight acres of land part of said Arnolds Delight then with said fifth course revert south twenty one degrees East One hundred and nineteen perches to the given line of said two hundred and fifty Eight acres and an half acre of Land then with it to the begining Containing one hundred acres of land as aforesaid more or less together with all Buildings Improvements profits Comoditiy and advantages thereunto belonging or appertaining To Have and to hold all and singularly the premises to him the said Mathias Ambrose his heirs and assigns for Ever to the use and behoof of him his heirs and assigns and to no Other use interest or purpose Whatever and the said Henry Ambrose for himself and his heirs do Covenant and agree to and saith the said Mathias Ambrose his heirs and assigns that he the said Henry Ambrose and his heirs the said One hundred acres of land with the appertenances to him the said Matthias Ambrose his heirs and assigns forever will warrant and defend against all persons whatsoever claiming or shall hereafter claim any Right or Title to the same from by or under him the said Henry Ambrose of his heirs and the said Henry Ambrose for himself and his heirs do further covenant and agree to and with the said Matthias Ambrose his heirs and assigns that he the said Henry Ambrose and his heirs shall and will from them to him and at anytime or times herafter at the Reasonable Request and proper call and charge of him the said Mathias Ambrose his heirs or assigns do perform and Execute any further act or acts Conveyances or other aforesaid for the better assurance and more firm conveyance of the premises aforesaid according to the true Intent and meaning of this conveyance and no Other Warrantee than therein mentioned In Witness whereof the said Henry Ambrose hath hereunto set his hand and affixed his seal the day and year first above written.

On the Back of which deed was the following Indorsements To Wit
Received this 20th day of March 1771 from Mathias Ambrose the sum of One hundred pounds it being the consideration money within mentioned to paid to me.

Maryland ___ On the 20th day of March 1771 came Henry Ambrose party to the within deed before two of his Lordships Justices of the peace for Frederick County and acknowledged the within deed agreeable to act of assembly in such cases made and provided at the same time came Mary Eve Ambrose wife of the aforesaid Henry Ambrose and acknowledged her right of Dower of and to the within mentioned land of her own free will and accord and not thru fear of her husband.
