The State of Texas
County of Erath

Know all Men by these Presents:

That I, S. E. Keith of the County of Erath and State aforesaid, for and in consideration of the sum of Fifty dollars, to me in hand paid by the trustees of the Flat Creek School Community in Erath County, Texas, the receipt of which is hereby acknowledged, have granted, sold and conveyed, and by these presents do grant, sell and convey unto the said Trustees of said Flat Creek School Community and to their successors in office for the use and benefit of the people of said community of the County of Erath and State of Texas all that certain tract of land situated in Erath County, Texas, being a part of the M. E. P. & P. R. R. Co. survey lying on the line of Erath and Comanche Cos., and that part bounded as follows. Beginning at a corner of a 116 acre tract deeded to me by A. J. Brumbelow & wife on the 31st day of Oct 1887 in the S. line of the R. Shields tract (now owned by Sparger) Thence S. 71degrees E. at 176 2/3 vrs. [varas] pass the S. E. corner of said Shields tract, 226 vrs. to a corner. Thence S. 19 degrees W. 125 vrs. to a corner. Thence N. 71 degrees W. 226 vrs. to a corner. Thence N. 19 degrees E. 125 vrs. to the place of beginning. Containing 5 acres of land.  It is intended hereby to vest the title to said land in the present Trustees of said School Community, and their successors in office as Trustees for all of the people of said community, to be used by the people of said Community on equal terms as a grave yard, subject to the management and control of said Trustees as to them may seem best for the interest of the whole Community for said purpose.
To have and to hold the above described premises, together with all and singular the rights and appurtenances thereto in anywise belonging, unto the said Trustees of said Flat Creek School Community and to their successors and assigns, forever.  And I do hereby bind myself my heirs, executors and administrators, to Warrant and Forever Defend, all and singular the said premises unto the said Trustees aforesaid their successors and assigns, against every person whomsoever lawfully claiming or to claim the same, or any part thereof.
Witness my hand at Stephenville, Tex. this 17th day of January A. D. 1889.

Before me, C. J. Shapard a Notary Public, in and for Erath County, Texas, on this day personally appeared S. E. Keith, known to me to be the person whose name is subscribed to the foregoing instrument, and acknowledged that he executed the same for the purposed and consideration therein expressed.  Given under my hand and seal of office, this 17th day of January A. D. 1889
