DEED dated Jan. 13, 1825.  Consideration: $200.00
Situate in Fannett Twp., Franklin Co. PA, containing 4 acres.
Same tract which was conveyed by GEORGE CLIMER to ROBERT ELDER, JR., May 1, 1794.
Wit: RANDALL ALEXANDER and Wm. HERRON

"This Indenture made the thirteenth day of January in the year of our Lord one thousand eight hundred and twenty five between MATTHEW ELDER and JANE his wife of the township of Fannet in the County of Franklin in the Commonwealth of Pennsylvania of the one part and ALEXANDER PIPER of township County and Commonwealth aforesaid of the other part Witnesseth that the said MATTHEW ELDER for and in consideration of the sum of two hundred dollars to him in hand paid by the said ALEXANDER PIPER the receipt whereof is hereby acknowledged doth granted bargained and sold and by these presents as grant bargain and sell to the said ALEXANDER PIPER his heirs assigns all that small piece of land in Fannet Township aforesaid containing four acres bounded on the North West by the great road, and on the South East by MATTHEW ELDER and in the South West by land of JOHN HILDEBRAND beginning at a stone and running thence North forty and a half east forty perches to a stone, thence South forty East sixteen and one fourth perches to a stone thence South forty and a half West forty perches to a Stone thence North forty West sixteen and one fourth perches to the place of Beginning being part of a tract of land conveyed by GEORGE CLIMER to ROBERT ELDER JUNIOR by deed bearing date the first day of May in the year of our Lord one thousand seven hundred and ninety four who conveyed the one half of the said tract by deed bearing date the twenty ninth day of January in the year of our Lord one thousand eight hundred to MATTHEW ELDER reference to the said deeds will more fully appear together with all and singular the rights liberties and immunities buildings and improvements and appurtenances to the same belonging or in any wise appertaining.  To have and to hold to the said ALEXANDER PIPER his heirs and assigns forever and the said MATTHEW ELDER for himself his heirs executors and administrators doth covenant and agree to and with the said ALEXANDER PIPER his heirs and assigns that he the said MATTHEW ELDER the above described piece of land with the appurtenances from him his heirs and from all and every person or person lawfully claiming or to claim the same will warrant and forever defend by virtue of the presents.  In Testimony the said MATTHEW ELDER and JANE his wife have hereunto set their hand and seal the day and year above written.
