This is the last Will &
Testament of me Mary Dixon of the parish of Penalt in the County of
Monmouth, widow. I give and devise may
lands called Cae Nichol and Gworlod Cae Nicholl and all other the hereditaments
and premises whatsoever late of Ann Rowland to my youngest daughter Mary
her heirs and assigns for ever. But if
she dies under twenty one years of age without issue I give the same to my
eldest daughter Elizabeth her heirs and assigns for ever. I give the messuage and lands called the
Loar unto my said two daughters their heirs and assigns for ever as tenants in
common and not as joint tenants but if my said daughter Mary shall die
as aforesaid under twenty one years of age without issue I give the whole of
the said estate to my daughter Elizabeth & her heirs. I give all the live stock I shall have at my
death equally between my three children and my household goods and all other my
personal estate equally between my said two daughters. And I appoint George Evans of the
Fountain in Monmouth and John Knight of Penalt, farmer, executors of
this my will. In witness whereof I have
hereunto set my hand and seal this third day of February one thousand eight

Signed, sealed, published and
declared by the said testatrix Mary Dixon as and for her last Will and
Testament in the presence of us who at her request and in her presence and in

In the goods of Mrs Mary Dixon, deceased, 12th day of
October 1824.
Appeared personally George Evans of the parish of Penalt in the
County of Monmouth, yeoman, the sole executor named in the last Will and
Testament of the said Mary Dixon late of Penalt aforesaid, widow,
deceased, who died on the ninth day of January last and made oath that the
estate and effects of the said deceased for and in respect of which a Probate
of the said Will is to be granted, exclusive of what the said deceased may have
been possessed of or entitled to as a trustee for any other person or persons
and not beneficially including the leasehold estates for years of the said
deceased whether absolute, or determinable, or lives (if any) and without deducting
any thing on account of the debts due and owing from the said deceased are
under the value of twenty pounds to the best of this deponent’s knowledge,
information and belief. George
