This
is the last Will and Testament of me Jane Dixon of Newport in the County
of Monmouth, widow. I give devise and
bequeath all the real and personal estate to which I shall be entitled at the
time of my decease unto Parkinson Chapman of Pontypool in the same
County, surveyor, upon trust to hold or realise the same (as he in his
discretion should think fit) for my three infant children namely Tom Dixon;
George Dixon and Jane Dixon, share and share alike as tenants in
common. And my will is that the said Parkinson
Chapman or the trustee for the time being of this my Will should (if he in
his discretion think fit) endeavour to hold the leasehold shop and premises
Number 26 Commercial Road in Newport aforesaid which belonged to my late
husband and which I now occupy and to let the same and out of the rent to be
received therefrom to pay the instalment becoming due to the Taunton and West
of England Permanent Benefit Building Society with respect to the mortgage due
to that Society upon the said leasehold premises and to apply the surplus rent
for the joint benefit of my said three children. And further that if at the time of my decease any or all of my
said children should be under the age of twenty one years or my said daughter Jane
Dixon should be under that age without having been married, then and in
every such case it shall be lawful for the trustees or trustee for the time
being under this my Will during the minority of both or either of my said sons
and the minority or discoverture of my said daughter to pay and apply the
rents, dividends or interest arising from the respective portion to which such
child or each such child respectively shall or may originally or by
survivorship be presumptively entitled to under the trusts hereinbefore
declared or such part thereof as the said trustees or trustee shall think
proper for and towards the maintenance and education of such child or children
respectively. And further that it shall
be lawful for the trustees or trustee for the time being under this my Will at
any time after my decease and from time to time to raise any part of the share
or shares of my said children to which they may then be presumptively entitled
under the trusts aforesaid and to apply the same for the advancement or
preferment in the world of such child or children in such manner as they or he
my said trustees or trustee may think fit and notwithstanding that such share
or shares through minority or discoverture as aforesaid shall not then have
become due or payable. And it is hereby
declared that should my said trustee Parkinson Chapman or any trustee
that may hereafter be appointed under this provision die or be abroad or desire
to be discharged or refuse or become incapable to act in the trusts hereby
created then it shall be lawful for such trustee or for his executor or
administrator to appoint a new trustee in the place of the trustee so dying or
being abroad or desiring to be discharged or refusing or becoming incapable to
act as aforesaid and the trust estate shall thereupon be transferred so that
the same shall be vested in the trustee or trustees so appointed and every
trustee so appointed may thereupon act as fully and effectually in the trusts
of this my Will as if he were hereby appointed such trustee. And I hereby appoint the said Parkinson
Chapman sole executor of this my Will and guardian of my said children
during their minority. In witness

This is a Codicil to the last Will
and Testament of me Jane Dixon of Newport in the County of Monmouth,
widow, which bears date the twenty fourth day of January one thousand eight
hundred hundred and seventy one whereas in my said Will I gave desired and
bequeathed certain real and personal estate upon certain trusts to Parkinson
Chapman therein described and appointed the said Parkinson Chapman
sole executor of my said Will. Now I
hereby declare that it is my will that Watkin Rowlands of Croesyceilog
in the County of Monmouth, grocer, shall be a joint trustee and executor of my
said Will with the said Parkinson Chapman. And I direct that my said Will shall be read and construed as if
the name of the said Watkin Rowlands had been inserted therein as well
as the name of the said Parkinson Chapman. And I confirm my said Will except as aforesaid. As witness my hand this tenth day of July
one thousand eight hundred and seventy one.

Proved at Llandaff with a Codicil on
the sixteenth day of February 1872 by the oaths of Parkinson Chapman the
executor named in the Will, and Watkin Rowlands the executor named in
the Codicil to whom administration was granted.
The testatrix Jane
Dixon was late of Newport in the County of Monmouth, widow, and died on the
eleventh day of August 1871 at Pontnewydd in the said County.

day of February 1872 the Will with a Codicil thereto of Jane Dixon late
of Newport in the County of Monmouth, widow, deceased, who died on the eleventh
day of August 1871 at Pontnewydd in the said County, was proved in the District
Registry attached to Her Majesty’s Court of Probate at Llandaff by the oaths of
Parkinson Chapman of Pontypool in the said County, surveyor, the
executor named in the said Will, and Watkin Rowlands of Croesyceilog in
the said County, grocer, the executor named in the said Codicil, they having
been first sworn duly to administer.
NOTE:
In one part of the above document ‘the child or child’ has been written
instead of ‘child or children’; and in the Codicil the date is given as ‘eight
