            In the name of God Amen I Francis Watkin James of the parish of Lanover in the County of Monmouth yeoman  do make this my last Will and Testament in manner following (that is to say) I give and devise all and singular my messuages farms lands and real estate with the appurtenances situate lying and being in the several parishes of Lanover and Trevethin or elsewhere in the said County of Monmouth unto my daughter in law Sarah James the now widow of my late son Francis James dece’d and during the term of her natural life if she  shall so long continue the widow of my late son in order to enable her the said Sarah to support bring up and educate her children by my said son and from and immediately after her death second marriage or ceasing to support and educate her said children I give and devise my said messuages farms lands and hereitaments with the appurtenances in the shares and proportions following (that is to say) all that my dwelling house barn lands and premises called Teer Vre in my own ocupation situate in the said parish of Lanover.  Also all those my two dwelling houses barn and lands called Teer William Llewelin situate in the same parish.  Also my pasture and wood lands called Wain Vaur and Wain Vach situate in the said parish of Llanover.  Also my dwelling house barn lands and premises called Teer Ton Mawr in the said parish of Lanover.  And also all that my barn lands and premises called Tyr Neddy Rosser also situate in the said parish of Lanover unto my grand son Francis James eldest son of my said son Francis James his heirs and assigns to hold the same unto and to the use of my said grandson Francis his heirs and assigns forever.  Item I give and devise unto my grandson Enoch James from and immediately after the decease of the said Sarah her second marriage or ceasing to support maintain and educate him the said Enoch all that my barn lands and premises called Teer William Richard Harry situate in the said parish of Lanover.  Also all that my undivided moiety or half part and share of and an all that barn lands and premises called Teer Dalwen also situate in the said parish of Lanover.  Also all that my pasture and wood lands called Yr Allyws situate in the said parish of Trevethin and also all that my barn lands and premises also situate in the said parish of Trevethin and called by the name of Teer Thomas Powell and likewise all those my lands and premises called Gwain Racheal situate in the same parish to hold the said last mentioned and described lands hereitaments and premises unto and to the use of my said grandson Enoch James his heirs and assigns forever.  Item I give and bequeath all and singular my household goods and furniture stock monies and securities for money and other my personal estate of what nature or kind soever and wheresoever (after payment of my just debts and funeral expences) unto my said daughter in law Sarah James the better to enable her to support and maintain her said children and I do hereby constitute and appoint the said Sarah James sole executrix of this my last Will and Testament.  In witness whereof I have hereunto set my hand and seal this eighteenth day of April one thousand eight hundred and four.  The mark of the testator Francis Watkin James.

Proved at Llandaff the 7th day of May 1805 by the sd Sarah James
