Deed
George F.Langill and wife, to Hugh Cameron
Registered 30th April, 1845, 2 o'clock p.m. on the certificate of K. McLean, J.P.
This Indenture made this twenty-sixth day of September in the year of
our
Lord, one thousand, eight hundred and forty, between George Frederick Langill of River John, in the County of Pictou, Yeoman, and Nancy his wife, of the one part and Hugh Cameron of River John aforesaid, in the County of Pictou, aforesaid, Tailor, of the other part.
Witnesseth that the said George F. Langill and Nancy, his wife, for and
in
consideration of the sum of eight pounds of lawful money of Nova Scotia
to
them in hand paid by the said Hugh Cameron at or before the execution of
these presents, the receipt whereof is hereby acknowledged: Have and
each of
them hath granted, bargained, sold, aliened, enfeoffed, released and confirmed and by these presents do and each of them doth grant, bargain,
sell, alien, enfeoff, release and confirm unto the said Hugh Cameron,
his
heirs and assigns, all that certain lot of land situate, lying and being
in
the settlement of River John, in the County of Pictou aforesaid,
abutted,
bounded and described as follows.
Viz., Beginning at a stake and stones on the south boundary line of
George
Perin's farm lot and west side of the road leading to Pictou, running
thence
south three degrees and one quarter of a degree west along said road
four
chains to a stake and stones, thence north eighty-five degrees west five
chains to a stake and stones, thence north three degrees and one quarter
of
a degree, east four chains to a stake and stones on the aforesaid
boundary
line of George Perin's farm lot aforementioned, and thence south eighty-five
degrees east on said farm lot, five chains to the place of beginning.
Containing two acres, more or less, with all and singular the buildings,
improvements, hereditaments, privileges and appurtenances thereto
belonging
or in any wise appertaining and the reversion and reversions, remainder
and
remainders, year and other rents, issues and profits thereof, and also
all
the right, title, use, trust, interest, property, claim and demand
whatsoever at Law and in Equity of him the said George F. Langill and
all
the Dower or thirds, or right or title to Dower or thirds of her, the
said
Nancy, his wife in, to, out, of or upon the said lot of land and
premises
above granted or any part thereof.
To have and to hold the said lot of land and all and singular other the
premises hereby granted and conveyed or mentioned or intended so to be,
with
their and every of their appurtenances unto him the said Hugh Cameron,
his
heirs and assigns to his and their only proper and absolute use, benefit
and
behoof forever. And the said George F. Langill for himself, his heirs,
executors and administrators doth hereby covenant, promise and agree to
and
with the said Hugh Cameron, his heirs, executors, administrators and
assigns
in manner and form following that is to say, that at the time of
executing
these presents he, the said George F. Langill is and stands seized of an
absolute Estate of Inheritance in Fee Simple of and in the said lot of
land
hereby granted and conveyed or intended so to be, without any condition
or
encumbrances whatsoever, and that he hath good right, full power and
lawful
authority to sell and convey the said lot of land and premises in manner
and
form as the same are herein and hereby sold and conveyed or mentioned or
intended so to be, and also that he the said George F. Langill and his
heirs, the said lot of land and premises above granted to he the said
Hugh
Cameron, his heirs and assigns, against the claims and demands of all
and
every person and persons whomsoever lawfully claiming or to claim in, by
or
under him, the said George F. Langill will warrant, maintain and forever
defend by these presents.
In witness thereof the said George F. Langill and Nancy, his wife, have
hereunder severally their names subscribed and seals affixed the day and
year first above written

Received on the day of the date of the foregoing Indenture from the
therein
named Hugh Cameron, the sum of eight pounds of lawful money of Nova
Scotia,
being in full the consideration therein mentioned to be paid by him to
me.

Be it remembered that on this twenty-sixth day of September in the year
of
our Lord, one thousand eight hundred and forty, personally appeared
before
me the subscriber, one of Her Majesty's Justices of the Peace for the
County
of Pictou, Mrs. Nancy Langill, party to the foregoing Indenture and wife
of
George F. Langill also a party thereto who being by me examined separate
and
apart from her said husband, acknowledged that the said Indenture was by
executed her for the purposes therein mentioned, and that freely and
voluntarily, without force or compulsion on the part of her sai
husband.

Personally came and appeared before me, Kenneth McLean, one of Her Majesty's
Justice of the Peace for the County of Pictou, the subscriber who saith upon oath that he was present at the delivery of the said Deed, and being one
