DEED TO ZEPHANIA'S FARM IN CLINTON TWP, CLINTON CO - 30 JA1863

This indenture made the Thirtieth day of January in the year of Our Lord One Thousand Eight Hundred and Sixty Three, Between William MacGregor & Mary McGregor his wife & Rosanna MacGregor of the first party and Zephaniah Grimshaw of Clinton, Clinton County, New York of the second party. Witnesseth that the said parties of the first party for and in consideration of the sum of Two Hundred and Forty four 80/100 dollars to them in hand paid by the said party of the second party at or before, the eusealing and delivery of these presents the receipt whereof is hereby confessed and acknowledged, have granted, bargained, sold, revised, released, aliened, sufeaffed and confirmed, and by these afresents do grant, bargain sell, remise, release, alien, eufe off and confirm unto the said party of the second part and to his heirs and assigns, forever; ----

All that certain piece or parcel of land, being part of lot No. 62, Township 6, Old Military Tract, Clinton County, bounded and described as follows, viz: Commencing at the South East corner of lot No. 62; running thence West, on the South line of lot No. 62, One Hundred and fifty four rods and Twenty Three links to the East line of land sold to McKee; thence Northerly, on the East line of McKees land, Seventy Seven rods and Twelve links; thence Easterly on a line parallel with the South line of the lot, 154 rods and Twenty Three links to the East line of Lot No. 62; thence Southerly, along the East line of the lot, 77 rods and 12 links to the place of beginning: containing Seventy Five acres of land, be the Same more of less; and being the South half of 150 acres contracted Antoine Poupour Jan 13th 1860. This conveyance is exempted and received in fulfilment of a exclain coufinch of franchase & Sale, made by & between William MacGregor & Rosanna MacGregor, & Antoine Poupour, dated January 1st 1862, & which has been assigned by said Poupour to the granties himself named.

Together with all and singular the heuditaments and appartenances thereto belonging, or in any wise appertaining : and the revision a revisine, to remainder and Remainders, rents issues and profits thereof and also all the estate, right, titles, interest, use, trust, property, alain and divendend, whatsoever, of the said parties of the first part, wither in law or equity, of in and to the above bargained premises, with the said heredit amounts and appertenauces : to have and to hold the said above bargained and described premises, with their and every of their rights, members and appectinanses, to the said party of the second part, his heirs and assigns and to the sale and only proper use, benefit and behoof of the said paraty of the second part, his heirs and assigns, forever And the said William MacGregor and Rosanna MacGregor, for themselves, their heirs, executors and administrators, do concurrent bargain, promise and agree to and with the said party of the second part, his heirs and assigns, To Warrant and forever defend the above bargained premises, and every part and final thereof, against the said parties of the first part, their heirs, executors, administrators and assigns, and against all and every other person or persons, claiming or to claim the said premises, or any part thereof. In Witness whereof, the said parties of the first part have hereunto set their hands and seals the day and year first above written.
