                    	Know all men by these Presents; that where=
as the following described real property, situated in the County
of Wapello and State of Iowa viz: The South 6 1/3 / 40 of the West
half West half North East Quarter Section Twenty three Town=
ship Seventy one (71) Range Thirteen, 6 1/3 acres, was subject
to taxation for the year 1875. And whereas, the taxes assess=
ed upon said real property for the year aforesaid remained
due and unpaid at the date of the sale hereinafter named;
And whereas, the Treasurer of said County did, on the 2nd
day of October AD 1876, by virtue of the authority in him vested
by law at the regular sale begun and publicly held on the
First Monday of October AD 1876, expose to public sale at the
office of the Treasurer in the County aforesaid in substan=
tial conformity with all of the requistions of the Statute
in such case made and provided, the real property above
and hereinafter described, for the payment of the taxes
interest, and costs then due and remaining unpaid on said
real property. And whereas, at the time and place aforesaid
James Wiley of the County of Wapello and State of Iowa,
Having offered to pay the sum of one Dollar and Forty cents
p. 241
being the whole amount of taxes, interest and costs then due and remaining
unpaid on said land as above described for the said lot, which was the
least quantity bid for, and payment of the said sum of money having
been by him made to the said Treasurer, the said piece of property was
stricken off to him at the price aforesaid; And whereas, the said James
Wiley did, on the 17" day of November AD 1877, duly assign the cer=
tificate of the sale of the property aforesaid, and all his right, title
and interest to the said property to Charles Dudley of the County of
Wapello and State of Iowa. And whereas, said Charles Dudley died on
the 25" day of August 1880, in the County aforesaid. And whereas, by
the affidavit of C. J. Best it appears that due notice has been given
more than ninety days before the execution of these presents to
the unknown owner of said land of the expiration of the time
of redemption allowed by law. And whereas P. A. Dudley is the
widow, C. S. Dudley, Mary A. Dudley, Kate E. Dudley, Frank W.
Dudley & S. J. Nye are the children of said Charles Dudley decd. and
said widow & children are the heirs at law & devisees of said dece=
dent, And whereas, three years have elapsed since the date of
said sale, and the said piece of property has not been redeemed,
therefrom as provided for by law, nor any part thereof; Now
therefore, I, W. A. Nye, Treasurer of the County aforesaid, for
and in consideration of the said sum of money to the Treasurer
paid as aforesaid, and by virtue of of the Statute in such case
made and provided, have granted bargained and sold and
by these presents do grant bargain and sell unto P. A. Dudley
C. S. Dudley, Mary A. Dudley, Kate E. Dudley, Frank W. Dudley,
& S. J. Nye, the heirs at law and devisees of said Charles Dudley
      [inserted between lines:] in the proportion they take under the will of said decedent
decd. & said P. A. Dudley being the widow of said decedent, the
real property which was stricken off to said James Wiley
at the said sale as hereinbefore described, to have and to hold
unto them, the said P. A. Dudley, C. S. Dudley, Mary A. Dudley,
Kate E. Dudley, Frank W. Dudley & S. J. Nye their heirs and
assigns forever; subject, however; to all the rights of red=
emption provided by law. In witness whereof, I, W. A. Nye
Treasurer as aforesaid, by virtue of the authority as afore=
said, have hereunto subscribed my anme on this 14" day of

Wapello County ss. }}   I hereby certify that before me a Notary
Public in an for said County, personally appeared the
above named W. A. Nye, Treasurer of said County, personally
known to me to be the Treasurer of said County at the date
of the execution of the above conveyance, and to be the iden=
tical person whose name is affixed to and who executed

the above conveyance as Treasurer of said County, and who acknowl=
edged the execution of the same to be his voluntary act and deeed
as Treasurer of said County, for the purposes therein expressed.
