This indenture made the twenty sixth day of April in the year of our Lord one
thousand eight hundred and thirty between Andrew Boyd of Elizabeth township,
Allegheny County and State of Pennsylvania and Sarah his wife of the one part and
James Lisle of the same place of the other part Wittnesseth: That the said Andrew
Boyd & Sarah his wife, for and in consideration of the sum of three hundred & eighty
five dollars, lawful money of the United States to them in hand paid by the said
James Lisle, at or before the ensealing or delivery hereof, the receipt whereof, is
hereby acknowledged have granted, bargained, sold, aliened, enfeoffed, released and
confirmed, and by these presents do grant, bargain, sell, alien, enfeoff, release,
and confirm unto the said James Lisle his heirs and assigns, a certain piece or
parcel of land situate in Elizabeth township aforesaid, bounded as follows viz:
Beginning at a post a corner of James Reynolds and running north the same, south
fourteen and a half degrees east twenty perches to a post, thence by same south
fifty eight and one fourth degrees west sixteen perches to a post, south fourteen
and a half degrees , east twenty two perches and five tenths to a post, joining
Andrew Boyd and running with the same south eighty seven degrees west sixty two
perches and four tenths to a white walnut joining lands of the heirs of William
Withrow and running with the same North two and one fourth degrees west one hundred
and fifty three perches to a stump, joining land of the heirs of William Richey and
with the same south fifty seven & a fourth east one hundred and nineteen perches and
two tenths to a white oak, south twenty five degrees east fourteen perches to a post
joining land of James Reynolds with the same south fifty eight and a half degrees
west forty three perches to the place of beginning. Containing fifty seven acres and
eleven perches and allowance of six pr. ct. Being part of a larger tract containing
two hundred and eighty eight acres & allowance &c., surveyed on a warrant dated 26th
February A. D. 1787 granted to Nathaniel Boyd who died seized thereof and intestate
and by patent dated 12th of April A. D. 1830, the same was confirmed to his heirs
and legal representatives and by certain proceedings in the Courts of said County &
released &c. from the heirs of said Nathaniel Boyd the same larger tract became
vested in the said Andrew Boyd, one of the sons of Nathaniel Boyd in severalty.
Together with all and singular the buildings, improvements, woods, ways, water
courses, rights, liberties, privileges, hereditaments and appurtenances whatsoever
thereunto belonging or in any wise appertaining; and the reversions and remainders,
rents, issues and profits thereof; and also, all the estate, right, title, interest,
property claim and demand whatsoever of them the said Andrew Boyd & Sarah his wife,
in law or equity or otherwise howsoever of, in and to the same. To have and to hold
the said described piece or parcel of land, hereditaments and premises hereby
granted or mentioned or intended so to be, with the appurtenances, unto the said
James Lisle his heirs and assigns. To and for the only proper use, benefit and
behoof of him the said James Lisle his heirs and assigns forever. And the said
Andrew Boyd for himself & his heirs doth covenant, promise and agree to and with the
said James Lisle his heirs and assigns, by these presents, that he the said Andrew
Boyd and his heirs the said described piece or parcel of land hereby granted with
the appurtenances unto the said James Lisle his heirs and assigns, against him the
said Andrew Boyd and his heirs, and against all and every other person or persons
whomsoever lawfully claiming or to claim the same, by, through, from or under him
shall and will warrant and forever defend by these presents. In Witness whereof the
said Andrew Boyd and Sarah his wife have hereunto set their hands and seals the day
and year first above written.

Received on the day of the date of the above Indenture of and from the above named
James Lisle, the sum of three hundred and eighty five dollars lawful money of the
United States, being the consideration money above mentioned in full.

Allegheny County Ss. Before the subscriber a justice of the peace of said County
personally came the above named Andrew Boyd & Sarah his wife and acknowledged the
above Indenture to be their act and deed and desired the same might be recorded as
such. She the said Sarah being examined separate and apart from her said husband,
and the contents of the said Indenture being first made fully known to her, declared
that she did of her own free will and accord, sign, seal, and as her act and deed
deliver the same without any coercion or compulsion of her said husband. Witness the
hand and seal of said Justice the twenty sixth day of April in the year of our Lord
one thousand eight hundred and thirty.
