NEW JERSEY - Prior to 1800
1744 Land Survey - Richard Francher
Land survey (Counsel of West Jersey Proprietors) was for 130 acres in 1744, survey July 29, 1745, Richard “Francher” jointly with William Gardiner from a warrant issued to Hannah Sawyer – in Morris County, in the “great valley near Black River”, on the North side of the South Branch of the “Rarington” (Raritan River). The cost of the land is not recorded in the warrant. This land was so remote, it was thought to be owned by the West Jersey Proprietors, but later it was determined it was located in East Jersey. This was not the same property as Richard’s later homestead farm on Pleasant Hill Road in Black River/Chester, Roxbury Township. (Council of Proprietors of the Western Division of New Jersey, Surveys: Book BB, 1746-49. Rutgers University Library)1744 Deed - Richard Fancher
17 October 1744 Deed – between John Allan of the City of Burlington in the province of New Jersey, Gentlemen, and Richard “Francher” of the township of Roxbury in the county of Morris, yeoman. Richard Fancher paid 100 pounds for 200 acres of land. Description of land is not legible on the copy of the deed. “Beginning at the corner of Seely (?) and Lambert’s land by Black River…” This land was Richard Fancher’s homestead farm on Pleasant Hill Road in Black River/Chester, Roxbury Township. 100 acres of this land was bequeathed to Richard’s son William – “one hundred acres of land which I purchased of John Allin, it being the place where I now dwell”. William Fancher sold these same 100 acres for 520 pounds to William Woodhull, “Clerk” of Roxbury Twp., on 30 Nov. 1777 (Deed B-154). It is unknown what happened to the other 100 acres, there are no recorded deeds.1747 Deed - Richard Fancher
18 November 1747 Deed (Recorded August 1802) – Between William Gardiner of the city and county of Burlington in the west division of the province of New Jersey, yeoman, and Richard “ffancher” of the township of Roxbury and county of Morris in the west division of the province of New Jersey, yeoman. Richard Fancher paid 65 pounds for 112-1/2 acres of land. 114 acres of this land was bequeathed to Richard Fancher’s son Benjamin – “one hundred and fourteen acres of land where he now dwells… it being a lot I purchased of William Gardner.” Land description – Being in the township of Roxbury… Beginning at a post standing on the north side of Allowmitong alias Black River & runs along the line of the (illegible) south. Northwesterly eighteen degrees eighty six chains to a white oak corner to Fretwell Wright’s 1000 acres along the line of the old survey southwesterly twenty three degrees fourteen chains thirty four links to the division line that divides the said 225 acres between Richard Fancher and William Larison then along the said division line, southeasterly eighteen degrees eighty three chains to Black River then along the several courses thereof to the place of beginning containing 112-1/2 acres. On 13 November 1771 (Deed B-155) Benjamin “Fansher” sold 112-1/2 acres (except 2-1/4 acres of land and premises now in the possession of Peter Barto/Bartow/Barteau) for 250 pounds to the Rev. William Woodhull of Roxbury (see Deed info below.) (Morris County Clerks Office, Book G of Deeds (1801-1804), Frank A. Headley, County Clerk.)Black River - Chester: Roxiticus was the early Indian name for the Mendham, Ralston, Chester area. (Alamatong was the Indian name for the Black River itself). Chester was first surveyed and mapped in 1713 by proprietors for the provinces of East and West Jersey. The Lawrence line, dividing East and West Jersey in colonial times, went directly through Chester. The village of Chester was originally known as Black River, and established itself as a settlement chiefly because of the intersection of two major Indian trails. It is located in the north central part of Chester Township, which in 1799 was set off from Roxbury Township. Prior to 1738, Black River was in Hunterdon Co. Chester was settled by Congregationalists from Southold and Presbyterians from Easthampton, Long Island.
