This Indenture, made this twenty-first day of March
in the year of our Lord, one thousand, eight hundred and forty-four, between
John SEBO at the City of Wilmington in the State of Delaware, and
Rebecca, his wife, for and of the one part, and James CULBERT,
of the other part. Witnesseth that the said John SEBO and Rebecca, his wife, for and in consideration of the sum of five thousand four hundred and fifty dollars to them well and truly paid by the said James CULBERT at or before, for the execution deed delivery of these presents, the receipt of which sum they do hereby acknowledge and therefore acquit and forever discharge the said James CULBERT, his heirs, executors, and administrators, have granted, bargained, sold, aliened, eufeoffed(?), released, and confirmed, and by these presents do grant, bargain, sell, alien, eufeoff(?), release, and confirm unto the said James CULBERT and his heirs and assigns, all that certain messuage or dwelling house and lot of land located in the City of Wilmington aforesaid, and bounded and described as follows, to wit:
Beginning at a corner of Land now of the Union Bank of Delaware on the western side of Market Street above and near Fifth (late Queen) Street, thence by a line of said Land, South fifty-eight degrees West, one hundred and seventeen feet seven inches to the eastern side of Shipley Street. Thence, down the same, South thirty-two degrees West, twenty-four feet to the corner of Land now of Thomas JANVIER(?) late John FLEMINGS, thence by a line thereof eastwardly parallel with the first mentioned line and with Fifth Street, one hundred and seventeen feet seven inches to the aforesaid side of Market Street, and thence thereby, South thirty-two degrees East twenty-four feet to the place of beginning. Containing within said bounds two thousand eight hundred and twenty-two square feet of Land be the same more or less, together with the Houses, out houses, shops, buildings, gardens, and improvements thereon and the fences, gates, shrubs, trees, woods, ways, waters, water courses, and all and singular other rights, liberties, privileges, heuacutaments(?) and appurtenances whatsoever thereunto belonging or in any ____ appurtaining, and the reversions and remainders, rents, issues and profits thereof, and also all the estate, right, title, interest, property, claim, and demand whatsoeverof the said John SEBO and Rebecca, his wife, either at Law or in equity or otherwise ______ of us to or out of the same. (It Being the messuage and premises of and in which the said John SEBO became lawfully seized in Fee in A.D. 1834 by an indenture or Deed of conveyance duly executed by Thomas WARRINGTON(?), who had and held the same by a Deed of conveyance from Robert PORTER and Susan E., his wife, as by reference to the said Deeds of conveyance now present appears they being also severally recorded in the office for recording deeds to, in, and for New Castle County, the one first mentioned in Book S and 4 page 496 etc.) To have and to hold the said messuage or dwelling house and lot of land, hereditaments, and premises hereby granted and conveyed or mentioned and intended so to be with the appurtenances unto the said James CULBERT, his heirs and assigns, to and for the only proper behoof of the said James CULBERT, his heirs and assigns forever.
And the said John SEBO doth hereby covenant,
promise, and agree for himself, his heirs, executors, and administrators
that he and they shall and will warrant the said bargained premises unto
the said James CULBERT, his heirs and assigns, and forever defend
the same. And every part thereof against himself the said John
SEBO and his heirs, and against all and every other person or persons
whomsoever lawfully claiming or to claim _____ from or under _____ them
or any of them.
In Witness Whereof the said John SEBO and Rebecca, his wife, have hereunto set their hands and seals the day and year first above written.
Received the day of the date of this Indenture from
James CULBERT named therein full satisfaction for the consideration
therein specified $5,450.

State of Delaware. Be it Remembered that on the twenty-first day of March Anno Domino Eighteen hundred and forty-four before the subscriber, a Notary Public of said state duly commissioned and residing in Wilmington, John SEBO and Rebecca, his wife, named in this Indenture personally appeared and acknowledged said Indenture to be their act and deed respectively and desired that it might be recorded, and that on the same day the said Rebecca SEBO, wife of the said John SEBO, being privately examined by me apart from her husband, acknowledged that she executed said Indenture willingly, without compulsion or threats or fear of her husband's displeasure. In testimony whereof I have hereunto set my hand and notarized seal the day and year aforesaid.
