  This Indenture made this twenty third Day of May in the Year of our Lord Christ one thousand seven hundred and fifty four by and Between Francis Clement the one Part and John Cook of the other part Witnesseth that the said Francis Clement for and in Consideration of the sum of one hundred Pounds Current Money of Virginia to him in hand paid by the sd. John Cook at and before the Ensealing and Delivery of these Presents the receipt whereof he Doth hereby Acknowledge and thereof and every part thereof doth Clearly Equit and Discharge the Said John Cook his heirs Executors Administrators and every of them by these Presents have Given Granted Alianated bargained Sold qualified and Confirmed and by these Presents doth give grant Alineate bargain sell Release and Confirm unto the Said John Cook one Tract or parcel of Land Containing four hundred acres situate lying and being in the County aforesaid and bounded as followeth Begining at Craddocks now Cocks Corner Elm on the Walnut Branch thence along his line North Eighteen Degrees East Seventy one Poles to his Corner pine thence East forty three Degrees North forty Eight Poles to his corner North seventeen Degrees West two hundred and Ninety Poles to Hendricks line thence along his line Wst thirty nine Degrees South one hundred and Seventy Poles to his Corner thence along John Harris's lines fourteen Degrees West two hundred and thirty Poles to his Corner thence East fifteen Degrees South one hundred and Sixty four Poles to his Corner pine thence South East thirty Eight Poles to his corner Elm on the Walnet Branch thence Down the said Branch as it meanders to the Begining With all and Singular the Apurtenances thereunto belonging unto the said John Cook and his heirs to the only proper use and behoof of him the Said John Cook his heirs and assigns forever and the said Francis Clement for himself his heirs Executors & administrators doth Covenant and grant to and with the said John Cook that it shall and may be Lawfull to and for the said John Cook his heirs & assigns from time to time and at all times forever hereafter Peaseably and Quietly have hold occupy possess and Injoy the said Land and Premises and the Right and title of him the said Francis Clement his heirs Executors Administrators or assigns or any other person or persons lawfully Claiming or to Claim in by from or under them or any of them and the said Francis Clement for him self and his heirs the said Land and Premises as beforeintended mentioned and Exprest unto the said John Cook and his heirs and all claiming or to claim in by from or under them or any of them shall and will warrant and forever Defend by these Presents In witness whereof the said Francis Clement hath hereunto put his hand and Fixd his Seal the Day and Year first above written

Memorandum that on the twenty third Day of May in the Year of our Lord Christ one thousand seven hundred and fifty four Peaceable and Quiet possession of the Land and Premises within Granted and sold was had and taken by the within Named Francis Clement and by him Delivered to the within named John Cook and the usal Symballs of Livery and Seisen

1754 May the twenty third then Received of John Cook the sum of one hundred Pounds Current money of Virginia it being the Consideration for Land Premises within Granted and Sold

Francis Clement presented and acknowledged this his Deed with livery & Seisen and Receit endorsed to John Cook Elizabeth his Wife being first privately Examined Relinquished her Dower in the Land Conveyed by the said Deed which is ordered to be recorded

[Note: Virginia Patent Book 27, pages 492-494 records that Francis CLEMENT received the land he conveyed in the above deed by patent dated 15 Dec 1749.]
